Redevelopment

Turning blighted properties into thriving community assets — from incentive structuring to adaptive reuse we've done ourselves.

— About our redevelopment

An overview

Redevelopment is some of our favorite work. We advise clients from both the developer's and the municipality's perspective — structuring incentives and gap financing, creating loan funds for commercial rehabilitation, and taking on adaptive reuse projects ourselves.

— What we offer

Our redevelopment services

  • Redevelopment of Blighted Buildings

We help cities and developers turn blighted buildings into thriving, contributing properties — through focused rehab, incentive stacking, developer search and support, and finding tenants to fill them, on both the public and private sector side.

  • Adaptive Reuse & Capital Stacking

We don't just advise — we've done it ourselves, assembling multi-source capital stacks and taking on adaptive reuse projects firsthand.

The Work Behind the Decision

See how our redevelopment work has turned blighted properties into thriving community assets.

  • Forest City, IA

    redevelopment

    Irish Hospital Apartments

A former hospital turned law enforcement center turned vacant county-owned building — we took on the adaptive reuse ourselves, assembling a nine-source capital stack to make it work.

Two years later, it's workforce housing: fully occupied since it opened in November 2022.

    East Elementary Apartments

The same adaptive-reuse playbook, a new building: a former elementary school in Pleasantville is now underway.

Tax credit applications are in process through the State of Iowa — the next chapter in turning vacant public buildings into housing.

  • Marshfield, WI

    redevelopment

    Marshfield Mall

Marshfield Mall's owner came to us for the same kind of support — incentive calculation and negotiation to reface the property and retenant it at scale.

We secured a TIF incentive from the City of Marshfield, and the renovation moved forward successfully.

  • Marinette, WI

    redevelopment

    Pine Tree Mall

Pine Tree Mall needed the property refaced and significantly retenanted — which meant getting the incentive calculation and negotiation right first.

The City of Marinette came through with a TIF incentive, and the mall was successfully renovated.

  • Rothschild, WI

    redevelopment

    Cedar Creek Mall

Cedar Creek Mall's developer needed help calculating and negotiating incentives to reface the property and take on significant retenanting.

Together, we secured a TIF incentive from the Village of Rothschild, and the mall was successfully renovated.
