811 East First Street Rehabilitation

This architecturally significant building in downtown Merrill was blighted and tax delinquent. When Redevelopment Resources got involved, bricks were falling off the building onto the sidewalk, posing a public safety hazard. We hired a contractor to remediate the safety hazard, and encouraged the City to acquire the property from the County on a delinquent tax deed. An architect was engaged to redesign the façade and the work was completed under the city's ownership. The property is being returned to the tax rolls and the private sector through an RFP process.

This redevelopment property is a $13M, 65,000 square foot mixed use development which replaces a one-half block blighted commercial building. The Palladian currently houses a combination of retail, office, hotel rooms and banquet space (attached to the adjacent Jefferson Street Inn) and high-end residential condominiums on the upper two levels. It was co-developed by Compass Properties and the City of Wausau and continued development of Compass' downtown 'Lifestyle Center'.

The property owner wanted to undertake a moderate rehab and once the architect discovered leaded glass block above the windows, the project took on a bit more excitement. This commercial rehab project included a unique financing structure comprised of one-third owner cash, one-third owner debt and one-third city provided grant in which the city paid off the bank construction loan upon project completion. The project has stirred up more rehab excitement in the area, resulting in three more projects within the business district.

This rendering illustrates a proposed open-air entertainment and gathering space on Grand Avenue we called “Live on Grand!”. Redevelopment Resources recommended closing the street to traffic and adding plantings and small group gathering spaces. As one of the many redevelopment project concepts recommended for the South Barstow BID District, Redevelopment Resources applies knowledge and experience to bring concrete ideas with more than just lofty concept, but real, actionable steps to achieve stunning results.

Inn Development and Management (IDM) was recruited to develop the project. City participation was financed with TIF and included blight elimination, utilites, street closure, and skywalk to Jefferson Street Parking Ramp. A $13 million+ development, it includes office space for Wausau Region Chamber of Commerce, second story office space, banquet facilities, the City Grill restaurant and bar, and all-suites boutique hotel.
